Architectural aspect

In addition to flexible dimensions which is characteristic of modular systems, Baashall™ provides great architectural freedom.

  • Firstly, the wall modules offer various possibilities for surface coating – as concrete does in general. In addition, the structural pace of modules can be altered beyond recognition – for example, by introducing a horizontal division to the decorative surface coating.
  • Secondly, it is possible to design all kinds of openings in the wall modules.
  • Thirdly, some modules can be replaced by other constructional and structural solutions, thus making it possible to design unique buildings.
  • Fourthly, without breaking up the structure, it can be decorated with architectural elements like any other building.

All additional elements and variations add to the cost but also turn the basic structure into architecture.
The uniqueness of the end result depends on the co-operation between the client and the architect.

Comprehensive solution

The remarkable simplicity and lightness of the structure is the result of many years of research, testing and development.
The contract for Baashall (basic modular hall) includes all works from consultations and preliminary work, erection and work on roofs to the installation of doors and windows.
The roof is equipped with thermal insulation, covered with resistant waterproof material, and a solution is provided for the drainage of rain water.
In addition, concrete buildings are more resistant to burglary and fire than any other types of buildings.

Saving time and money

Compared to regular building constructions, a lot of time can be saved in the design phase of Baashall due to comprehensive preliminary work which results in standard elements and logical construction.
Moreover, other methods of concrete building can hardly compete with the erection speed of Baashall at the construction site.
If necessary, the building can later be rebuilt and even taken apart and re-erected at a different site without any significant losses. The whole building is recyclable: concrete slabs that have served their purpose are crushed and turned into new concrete or aggregate.

Length and width

There are no limitations to the length of a building. It is determined according to the function of your building: how many modules you decide to erect in a row.
If you need a building that is more than 24 (30) metres long, a second row of modules must simply be installed next to the first one.
In that case, the edges of roof elements rest on columns as well, but the distance between rows of columns is an incredible 24 (30) metres. Therefore, there are no limitations to the width of the building either; the only limitations to your freedom of choice are set by the dimensions of the piece of land at your disposal.

Concrete elements are very adaptable. There is a wide choice of surface solutions, from robust natural stone grit to polished surface, from the even shade of stone to the picturesque bluish green lazure painted surface.

Saving energy

Baashall has the ability to accumulate heat which is characteristic of concrete elements. The great thermal capacity of concrete elements creates a stable indoor climate and, since the building is well insulated, the maintenance and heating costs of Baashall are low. This makes it possible to save on the account of air conditioners and avoid draught in Baashall.

Great indoor climate

Room temperature is a factor affecting work efficiency that has been underrated so far. Studies have shown that when the room temperature rises above 23 degrees, work efficiency drops significantly, and when the temperature keeps rising, work efficiency declines accordingly. Lowering the room temperature has the same effect.
When the indoor climate of buildings with different structure was compared during a twenty-four hour period in summer, it became evident that the fluctuations were greatest in a metal building and slightly smaller in a concrete building, whereas Baashall surprised everybody with its extremely stable indoor climate.

Planning

When preparing an offer, we design a model, if necessary, which is based on an architectural design provided, preferably, by the architect in the ifc format. However, we can also use AutoCAD dwg files. Read more here.
The way around is also possible, we can give our structural model to the architect to use as a basis for their work. This approach has been used many times, for example, for our Baashall™ product.

In the quotation, we indicate the price for the structural part of the building together with the price of the installation and design service. The offered model includes the design of the load bearing part and the elements distribution (panel shapes and layouts) of the building. The model enables to estimate the volumes and weights of the elements.
Aat a bidding model, it can be seen the building´s carrier part structure and distribution of elements (panel statues and spreads). On the basis of a model, a summary can be made about the volumes and element weighs.

Project management

Once a client purchases a solution, we appoint an in-house project manager to coordinate the work. This means that the client only needs to communicate with a single representative of E-Betoonelement regarding all the works and services.

Designing

In the design we are focused on the all-in precast reinforced concrete solutions. As experts in the field, we can prepare the most optimal structural solution for the building at an early planning and design stage. 

Preparation of well-thought-out and correctly executed product drawings for elements based on the created solution for the use of factory workers is equally important. We use the 3D model (Tekla) and its advantages for designing.

Production

Most of our precast concrete elements are manufactured at our factories in Tamsalu and Harku. For large-scale projects, we cooperate with our sister companies within the Baltics .

If we design the precast concrete part of a building in-house it means we can transfer all the information necessary for the manufacture to the drawings in a timely manner and ensure that the elements are feasible and surface finishes, the location of steel parts in the element, as well as other details are well-thought-out based on the element specifications. We use materials that ensure functioning and compliant connections. We make sure that the elements are manufactured and delivered in accordance with the installation schedule.

Transport

If you order an all in-service solution, our installation team will organize the delivery of elements to the site. So, the clients do not need to tire themselves with scheduled ordering or the organization of unloading the elements at the site.

Assembly

By using our in-house installation team, we can be sure that the best assembly techniques are applied to achieve the desired result. In addition to correctly installed elements and safety at work site, skilful assembly also means that the deviations within the tolerances of the elements and the assembly are eliminated. The accumulation of permissible tolerances is avoided and the visual outlook of the final solution is always kept in mind.
